It may seem very straightforward, but the business of buying Real Estate is very complex. It involves much more than simply negotiating the price of a property that you like, although that is an important part of the transaction.

As your dedicated buyer’s broker, I give you the benefit of my decades of experience as a real estate attorney and broker. Over the years, I have litigated dozens of residential, commercial, trust and probate real estate cases and mediated hundreds more. I have seen many, many mistakes which cost a considerable amount of time and money to resolve.

The vast majority of these cases involved double-ended (also called “dual agency”) deals, where the same broker represented both the buyer and the seller. Deals where different agents from the same brokerage represent the buyer and seller are still double ended, because they share the same broker.

While double-ended deals are legal in the state of California, they put the buyer at a big disadvantage. Because their broker also represents the seller, they are left with contracts that are not written to their advantage and cannot receive any advice that might act against the best interests of the seller, who is also a client of their broker.
